Brazil's National Council of Justice (CNJ) has made the use of Constrijud mandatory for court orders imposing restraints on real estate. Established under CNJ Provision No. 224/2026, the platform is now integrated with courts across Brazil.

At this stage, Constrijud covers attachments and other interim or enforcement-related restraints over real estate. Additional measures (including the cancellation of restrictions, notices relating to pending enforcement proceedings, title blocking and judicial mortgages) are expected to be progressively incorporated into the system.

By creating a single communication channel between courts and real estate registries, Constrijud is intended to reduce the time between a court order and its processing by the relevant registry, while making the process easier to track.

The change is particularly relevant to enforcement proceedings, debt recovery and disputes involving real estate assets. Creditors may benefit from a more streamlined route to enforce orders against real property, while companies facing enforcement measures may need to react more quickly when assets become subject to judicial restraints.
